Audio levels increased after AVI render

Need some help, please.

I have adjusted the audio on two tracks, using volume envelopes. Peaks are at -3 db or less.

When I render the project -- two video, two audio tracks -- to a new track as an AVI file, the audio is peaking at around +2 to +2.5 db.

What am I doing wrong? Why isn't the volume level the same before and after the render? How can I make sure the levels remain constant.

Is the original audio still active (perhaps underneath the new track)?

No. It's active during the render of the new file, but then I've muted the original audio when I play back the newly created AVI file.

Just for grins... import the avi file into a brand new project. Still do it?

The only time I have had this happen to me before is when I forgot there was some setting still active in the project after importing the video back again with the new audio levels. Another reason for this is if the master volume control has been raised.

The alternative would mean that the actual AVI has been rendered with higher audio levels than were present in your original project... and that would be a very nasty thing to happen. I hope that is not the case.

When you say peaks are at -3dB or less is that on each track?
If so then when they're added together they could possibly go over.
Depending on what it is, if you want to keep your levels nice and high without nasties add a bus and add compression with soft limiting to the bus. Monitor what the compressor is doing as you play back, it should just be kicking in once in a while.
