Can't get HD project to render readable output

I've got a very simple project that is giving me fits. I've got about 4 AVCHD 1440x1080 video clips imported from a Canon HF10. The clips total about 45 minutes. In between clips 3 and 4 I inserted 1 DVD 720x480 clip about 25 minutes. Home shot, not protection. I want to render the whole thing in 1440x1080 mp4.

No fancy editing. 1 title overlay that fades out within a minute at the beginning. A few cuts. Fade out at the end. That's it. Rendering a minute of any of the AVCHD clips to 1440x1080 mp4 works. Even rendering any of the HD clips to 1440x1080 mp4 works. If I render the whole movie, it takes 15 to 25 hours depending on settings and it won't play.

Vegas doesn't crash. The file is about the right size (3Gigs or so). GSpot can't read any codec info. File won't play in VLC, WMP, MP Classic, QT or anything.

I've tried Main Concept:
Audio: 256 Kbps, 48,000 Hz, Stereo, AAC.
Video: 10.0-6.0 Mbps VBR, 29.970 fps, 1440x1080 29.97fps

Main Concept:
Audio: 128 Kbps, 48,000 Hz, AAC.
Video: 7Mbps CBR, 29.970 fps, 1440x1080 1.333 PAR

Sony
Audio: 256 Kbps, 48,000 Hz, Stereo, AAC.
Video: 7.0 Mbps, 29.970 fps, 1440x1080

My next step I'm going to try and render the DVD 720x480 VOB file to 1440x1080 by itself. If that works, I'll insert that newly created file in place of the 720x480 version.

Any other advice?

Well 15 days later I thought I'd post a follow up that finally worked.

I gave up on rendering to AVCHD. I've made AVCHD files before from Vegas but this hour long project just won't output a valid file. I bought UpShift and it couldn't process my AVCHD to MPEG2. I'm thinking there's a glitch in one or more of my video clips.

Vegas seemed to read through the AVCHD files ok. I took each clip and with no editing, rendered to MPEG2 1440x1080. I then brought in the MPEG2 clips, edited and output to AVCHD. That didn't fly either. Then I just output the MPEG2 project to MPEG2 1440x1080. It took 1/6th the time and more importantly, IT WORKED!

I love my Canon HF10, but between my slightly aged computer and AVCHD's quirks, I may just stick with 720x480 MPEG2. If I do want HD, I'll just do it in MPEG2 also.

My next project I'll try to use UpShift to convert straight from the Canon's memory on to my hard drive before editing.
