Fade problems, big jump from quiet to zero

when using the fade edges, where you grab the fade at the end of an event, it seems to fade out nicely, then all of a sudden JUMP to zero.Very disturbing.
Is there a way around this without using volume envelopes?
Is this a fade from trunctaion ?

I try all three and the same thing...these quick and easy fades uis what in my opinion makes Vegas KILL other apps in editing speed, at least for the way I work, but the abrubt cutoff is troublesome for areas where not much is going on.
All three fade shapes you will hear the same thing. Especially if that channel is sending to a reverb, the cutoff makes almost a gated reverb sound.
