It's certainly not a common problem, ford, so there is no general answer.

It could be related to your operating system, your hardware limitations, conflicting software, your source video or dozens of other things.

If you open a new, generic project and add a button and select it, are the Button Properties available?

Can you think of any other troubleshooting you can do to help narrow down what may be causing this?

What is your operating system? How much free, freshly defragmented space is on your C drive? Are you editing to your C drive or to a second hard drive? Is this drive formatted NTFS or FAT32?

What are you using as your source video for your DVD or BluRay project?

I reloaded the software, tried a new, generic project, even opened a previous project that allowed me to view and use the Button Properties, however, the Button Properties are no longer available,
There is currently 200 gig of freshly defrag space. I tried both DVD and BluRay projects... as I changed nothing with my operating system. I'm currently rendering the video on a second computer with no problems. Thanks!

So what's the operating system on the problem computer? It wouldn't be Windows 7 64-bit by any chance, would it?

It sounds like something buggy is preventing the software from talking to your operating system.

Why this question--it works fine on W7 x64.

It works fine for me too on W7 64, Max. I'm just grasping at straws.
