PIP fade transition

I'm using track motion to create my PIP. How can I fade the PIP in/out of the background ? I don't like the sudden cut in/out.

Same way you fade any clip: Move the mouse to the upper left hand or upper right hand corner of the clip. When it turns to a quarter circle icon, click and drag toward the center of the clip. The farther you drag, the longer the fade.

Duh, I'm so used to doing everything on one track where you transition by laying clips over one another, I forgot about individual clip fade.
