Preview before burning does not match burned DVD

It's almost perfect!
My DVD has 9 modules with a main menu.
All 9 modules playback perfectly in "Preview".

However, the final burned DVD, for 3 of those modules, starts for 10 seconds with audio but without a visual -- the screen is blank/black for about 10 seconds in those 3 modules.

(I've played the burned DVD on a PC & TV - same result for those 3 modules.)
I cannot figure out what is wrong or how to fix it. I've burned two DVDs (one on -RW and one on -R, with the same result).
(My manufacturer will need -R.)

I've also done a second "Prepare" to a new folder, clicked "Advanced" and unchecked the "Enable smart prepare" so that it would start over. But the resulting burned DVD was the same - with the same 3 modules "blanking" for the first few seconds. (And Preview is perfect.)
These 3 modules are not the longest of the 9 (they are 3rd, 6th, & 7th).

I am running version 5.0 on Windows Vista.

Does anyone have any ideas?

What is the source for these video and audio clips?

Were they output as DVD-quality MPEGs from Vegas?

You may run into problems using video from other sources -- including video directly from a camcorder or downloaded from the web.
