Render problem

hi all,
I have 2hr of video coming from Sony HDR sr12E in 1920x1080x12 16Mb. I'm able to edit mts file in the timeline without problem, cutting, mixing crossfading etc...
Now its time to render and I want to render in BD template using smart render. My problems are
1) even if I think all the options of the target file are setted like the original files Vegas does'nt use smart render.
2) I don't find a Sony AVC template for 1920x1080x12
3) The final result has less quality than the original.

This is how i actually render:
1) render using Sony AVC->Blue-Ray 1920x1080-50i 16Mb video stream template->*.avc file
2) render using Dolby Digital AC3 Studio->5.1 surround DVD->*.ac3 file
3) mux together to get an m2ts file wile with tsMuxer.

I did also test using Sony AVC-> AVCHD 1920x1080-50i 16Mb template but same things.

Can some one give me suggestion?

Any video on the timeline that has been altered in any way except for trimming cannot be smart rendered. One obvious area you've mentioned is crossfading. Vegas will have to render any crossfades. If you've added any effects, color correction, titles, overlays, compositing, basically any change at all, then smart rendering is not possible.

My understanding is the only version that will smart-render AVCHD is Vegas Pro 9.

Ok, I supposed that.
Is it normal that for rendering 1,5 min of video with only cross fading between events it will takes from 30 to 45 minutes? I have seen the CPU is loaded for only the 50%-60% (Proc=Intel Core2 Extreme 3.06Ghz with 3,48 GB of Ram, no toher process running).
Further, If I look at the source file shooted with a Sony HDR-SR12E at the maximum resolution (1920x1080 interlaced) they look pretty good, the final (Sony AVC->AVCHD 1920x1080-50i 5.1 Dolby Template) thay have a lot of artifact. The Main setting in renders are:

Deinterlace=Interpolate
Each events=Reduce Interlace Flicker + Smart Sampling

last question (sorry for boring you) wich is the difference between *.mts (files that come from the camera) and *.m2ts?
