Rendering AVC File in 5.0

I've been trying to work with AVCHD to create a bluray menu driven disc and having problems. Vegas 8.0c wouldn't complete the renders using the AVCHD template with 32 bit pixel format with a 1920 x 1080 output.

Well I got an AVC file to render in 8.1 at 1920 x 1080 using 32 bit pixel format - no audio - used the Bluray 1440 x 1080 template and selected custom resolution. This had the protitler used as well as cross fades. The file played fine in DVDA 5.0 preview mode but when tried to create an ISO image, after completing the render it errored out early in the 'preparing' portion of the work leaving an error that said 'video buffer underflow'. I like the smaller file size (2.3 vs 3.6 in HDV) and seems like less compression artifacts in freeze frame - but don't know what to do to complete creating an ISO to burn to bluray - any suggestions?
