Split-screen, cross-faded boundary?

I know the following should be easy to do, but I've missed something:

Using track motion to lay two tracks side-by-side on the screen. I would like the sharp boundary between the two tracks blended together.

More generally, I'd like to use track motion to have a track on the left-half of the screen, and an empty (or black) right side. I'd like the left side to fade to black from left to right.

I should know this by now, shouldn't I?

Resize as needed using Track Motion, put a fade-in on the clip, and use one of the WIPE transitions (one that wipes from right to left).

but I need it (the effect) to be static through the duration of the clip. (Think of the left side containing a photo that blends into the background, from left to right.) A wipe is a dynamic thing.

This is VERY easy with a mask, or you can use a transition envelope with a soft wipe.
