Text clip length

I'm putting together a .jpg slide show type comic strip with voiceover and music
underneath. I'm also inserting text media events at various points within
the project.

The problem is that when I play in Vegas and watch the video preview screen,
everything seems fine. The text clips are the correct length and the
voices and music are in the correct places as well. Everything looks great.
When I render though, the text clips only flash for an instant and are then gone.
This causes the pictures to move up in time so that by the end of the project
the pictures are noticiably early and the text appears at strange times when regarding what the voice is saying at a particular moment.

I've tried stretching the events, changing the length in the text dialog box, and
the syncing properties but can't get the text events to change at all in any
rendered version although they play fine from the timeline when simply watching the video preview screen.

Am I missing some simple thing here? I can't find anything in the manual or in the forum that solves the problem.

I've encountered a similiar problem at times.
I "select all" then "copy" open a second VF program and "paste."
Sometimes is fixes some wierd glitches.

I have noticed that as well. Always assumed that it was because I did not render it out.

There is no easy way to copy text or generated media between open instances of Vegas.

There is a sleazy way: Copy the keyframe in the text event and paste that in another text event in another Vegas. Yes, it is a drag.

Well, I'm still not having any luck with the text clip length.
I sent the .veg file to SF and they're taking a crack at it.
Anyone else got any ideas or advice on what I'm doing wrong?
Rendered text just flashes by in second or two.
