truncated render

I have an approx. 51 minute project with a 5 second .mov opener and the remainder is a 720x480 mpg. After rendering to DVD widescreen ( or any other format) it cuts off the last couple of seconds. Its extremely frustrating!! I've tried everything I can think of. Even adding an image to the end doesn't help... the mpg gets truncated before the image.

HELP!!

Do you have a loop selection that ends at the point where the render stops? Do you have "render loop region only" checked?

That's what makes this even more weird...I've tried setting a loop region for the entire timeline and selectinging "render loop region only" and the same thing happens... I've also tried extending the loop region 10 seconds beyond the final "actual" frame"...same thing.

Also, I've tried rendering just the final 10 minutes...works perfectly.
