If you have any overhead when attempting any rendering - remove it or reduce it or both.

So it could be:-

GPU Video Acceleration.

Build RAM Preview.

Separate System to Media Drive option.

Housekeeping: HD Space and Drives available.

What are rendering from?

What are you rendering to? DVD streams settings?

What Settings "match" do you have to your media?

Media Manager

You could try Win7 Compatibility mode

Not seeing any of your system specs we don't know your graphic card, therefore its driver/s.

Others can add/remove from my list.

Bottom line here is that whatever you are being able to do in VP10, VP11 appears to need more elbow/real estate in the rendering process, which just by itself is the most intensive process we have in video making. VP11 has made some large leaps into making use of "other" RAM. If one or all of the processes aren't tuned to this new "Formula1", then choking points will occur. In rendering you are being show where these are - for VP11. In VP10 you had a place to hide. VP11 don't take any prisoners. Is the CODE up to spec? - I'm no programmer - just editor.
