Adding dissolve before quad screen effect

Can anyone help me? I have a point in my production where I go to a quad screen effect while the sound track continues in sync with what was happening previously on the timeline. If I do a dissolve, I lose my sync. So, 1)How do I do a dissolve to a quad screen effect and 2) how do I preserve the sync, and 3) how I do a dissolve out to the timeline. Many thanks in advance for your help.

First of all, Set up the quad effect for before the point you will want to use it. Place a marker at the start of it. Then render it to a new track. It will stay in position. Undo the quad effect on the tracks you were working on. Now the single picture content for before the quad and after the quad are in place and still in sysnc. The quad effect is above it on another track and overlapping the singles by an amount of time. Use a disolve on the quad track to bring it into view and one to bring it out without ever moving it from sync. Without pictures to show you what I mean I hope it makes sense. It is really quite simple once you see it.

You can also put the video you are dissolving from and to on the Top Video track. Use the fade on the edges of the event for the dissolve in and out.
