All tracks missing when reopening Veg V9 64

I have a project have been working on for some time, all of the sudden the next day i go to open the veg. It loads, all media appears in the pool, but no tracks show up on t/l. even though if i click the cursor around the T/L i can see the video in the preview window.
Tried reinstalling V9 64, all seemd to load fine. until the next day when i went to reload same issue.
Any clues B4 i open a support ticket?
** As an added note it opens fine in V9 32 bit , but of course i can't render because of the lovely not enough memory issue! (frustrating!!! when i have plenty of memory and this was never an issue in V8 with running out of memory ! strictly m2t.s a couple of jpgs on the T/L) 3:30 video

Update:
open veg in 32 bit, top three tracks had logo .psd's with transparency.
above that was a parent track motion track. deleted that saved veg and it opens fine now. true test will be afetr opening and closing especially tomorrow.....

I often have the same problem with Vegas 9 when opening a large project (90 mins) with many clips and effects.
Try to open a small project first or add some tracks manually to the timeline.
Then open your big project.
This works for me most of the time.
