Ideas required for how to do 'effect'

I want to highlight a circled area (in this case a property on a hillside) with a circle. The circle want to be light and the rest of the frame wants to be slichtly dimmer. I'm sure you've all seen this on TV!

I've played arround with cookie cutter etc but not come up with anything I'm happy with.

How would YOU do it?

First attempt would be to make a solid coloured gif with a suitably positioned, transparent "hole". This would be an overlay which would have its overall transparency adjusted to suit. I imagine you could use a still from the main clip to help size and position the hole. I've done something similar to put a frame round a clip.

Here how I would do it:

1) Put your video on the "Video Track"

2) Select the "Elliptical Transparent to Black" preset from the Text & Backdrops Tab (under color gradients).

3) Drap the preset to the Video Overlay Track.

4) In the Video Event Properties, click on the number "2" control point. Adjust the alpha control so that the black becomes a semi-transparent grey.

5) You can also make the ellipse become more of a circle by adjusting aspect ratio angle to be 50.

6) Adjust length and use pan and crop to properly position the circle.

You might have to fiddle with alpha and color (maybe even change the black to grey). Let me know how it turns out.
