Pre-Render Turns Video Black

I recently bought Vegas 9 (62 bit) the other week, upgrading from V6, after seeing a huge playback improvement, especially with HD, among other things.

I'm working on two, very short projects right now and some things are driving me up the wall a little bit.

1. This has been getting worse to the point I can't really fix it now. I pre render a video using the MainConcept codec for .m2t (one project is 1080i HDV and the other is progressive) and sometimes half of the video which has been pre rendered just turns black -- no video, but there is sound. Lately it's been doing it so the whole video is black and now with my one project I can't get around it. I was deleting my render files on my HDD and re-rendering but now that doesn't help either.

2. This has bothered me with V6 as well, and it's minor, but when I'm dropping clips down from the trimmer, most of the time I just want VIDEO ONLY selected and I select it, and it works for a clip or two then resets back to Video and Audio, and it's a PITA to have to ungroup and delete the audio every single time.

I also have a portion of camera audio looped (ambient noise) under the video, which of course, being out of sync technically turns all the frame boxes pink -- again, very minor, but it's sort of irritating, is there a way around it?

I know 9 isn't exactly the most stable release so far, but it's seems pretty speedy, but I have gotten a lot of crashes today.
