Preview window and timeline slow and laggy

This is my 5th post about this issue, I have gotten lots of help but I feel that my problem is too specific unless I provide a video to show what happens in my editing process. I have tried all I can and hopefully this video can give some insight to my problems with the software. I appreciate and thank everyone that has helped thus far :)

Some information you might want:

I am using Vegas Pro 16 build 424

brief PC description:

- intel core i5 7400

- NVIDIA GeForce GTX 1650

I have changed the audio device type to Direct sound mapper (this helped a little bit)

I record 1080p gameplay at 60fps

I have 2 M4A files in my timeline, one is my commentary, one is my gameplay audio

Please don't make new threads when there is already an old one you can continue on... it will also help users who may want to help you keep up with what all has been tried already if all the posts are in the same thread.
