Depending on your machine, you may not be able to preview FX in real-time (this has been discussed on the forums, and explained by SF reps, and in the FAQ's). What I do when I want a real-time preview of an FX or transition that is new to me, is usually selectively pre-render a small loop section containing the FX or whatever to RAM. This enables a quick preview, and takes very little time. Just remember to turn off preview to external monitor prior to the pre-render (external monitor takes up a LOT of RAM). You can then preview it in real-time in the preview window, OR at a slightly reduced frame rate in the external monitor (mileage varies).

Also, check to make sure the split-screen mode isn't engaged in the Video Preview. If you're going out to External Monitor, make sure the "Recompress edited frames" checkbox is checked on the Video Device page of Preferences.
