Render Sync Problem

Rendering a project with 1 music track, to which I have lip synced, 1 text track, and 4 video tracks, no matter what format I render to, there is a spot where the video is out of sync with the audio. Out of sync happens fairly close to the same spot in time in every render. At this point there is 1 upper track of green screen, with a lower track where 2 clips cross fade to change the background of the upper g-screen. the lower clips are subclips created in the trimmer and do not run beyond the length of the original clip.

Besides the green screen FX the upper track has the Black & White FX on it. The lower track clips have been stretched to fill the screen.

The bugger is everything is in sync in the Viewer when played back from the timeline.

Using the "Render To New Track" command, rendering all video to a new file and all audio to a new file. Rendered audio and video separately, both starting from 0 on the timeline. The video & audio render were chosen from the same render template in the hopes of a sync.

Create new project and, drop in the video new file at 0, the same for the audio I find they are out of sync by .434 at 1:02.720.

This is not the first time my vid & audio when renderd are out of sync. But this was the most noticable.

I am starting to think there is a bug in the program. HOw else is it that playback in preview work everything syncs fine only a rendered project vid and audio are slightly out of sync.
