Is it just me or is Text based Editing unusable, it takes forever to render which I can deal with but deleting the dead space takes over a minute and also not being able to delete all the dead space in one click makes it harder the just regular editing.

Yes, honestly you gonna run into some drawbacks with this newly added feature. It is a feature the developers are constantly refining with each new update and will soon become far more streamlined.
I see you are using an AMD Ryzen 9, 12-Core Processor. Does your current Vegas version has any other slow down issues while editing, or any other issue with slow rendering?
It doesn't seem to have any other issues that I notice but I may have gotten accustomed to its behavior. I'll take any tips to make it faster. It looks like the feature works with shorter content, but the longer content not so much.
