Transitional Effects With One Graphic

Unless there is something I have missed or yet to try, I can find no way to utilize the Transition SFX with a singular graphic. I am working on a project and would like to use a graphic that utilizes the 3D fly in/out generator to a specific spot already created with the Pan/Crop. I have tried all the tricks I have learned.... but have had no success. Any help would be appreciated.

Add a fade in or fade out, depending on whether you're working on the beginning or end of the event. You can the drag & drop the transition onto the faded area.
