Weird render glitch

I'm using Vegas Pro 12 build 770 and there's this project I have which consists of many short testimonials.

I made a very short montage to use as the intro to which I applied Film Effects (grain..etc) and there's a one-line text made in the bundled NewBlue Titler which pops up near the bottom and stays there. That's followed by the testimonial and a closer. I rendered out the edits using Batch Render and delivered them a few days back. So far, so good. Today, the client wants to use another closer, so I do a project 'Save As' to v2, substitute the new outros and do a batch render again. The first two clips turn out fine but I get this weird glitch in the opener within all subsequent clips, which I can only describe as an animated masking effect at the bottom See the linked MP4s at the end . It's not related to the new project file as this now happens with the original unchanged project as well. But there's a complication. If I play through the opening of each edited clip, then select its region and render it individually (using the same preset as in the batch render), then no glitch occurs. If I select a region without previewing it, then it occurs even from the Render As dialog.

Now, last night, just before closing up, I installed Red Giant Universe free trial and tried out a few transitions in another timeline. This seems like the obvious 'fly in the ointment' but before I uninstall that, I want to check if anyone else has experienced this glitch and if it's unrelated.
