Video Preview window lag

Hey guys, I have a pretty solid rig, but for some reason I get a lot of lag on the video preview window when editing footage.

My specs:

i-7 6800K 6-Core Processor
Corsair H115i 104.7 CFM Liquid CPU Cooler
Asus Rampage V Edition 10 EATX LGA2011-3 Motherboard
Corsair Vengeance LPX 32GB (2 x 16GB) DDR4-2133 Memory
NVIDIA GeForce GTX 1070 8GB Video Card

So I've already tried adjust the preview quality settings to Preview: Half but even then I get lag.

I've adjusted the Video Ram allowance under Properties/Video to upwards of 12,000 MB and a lot of other amounts all the way down to 500MB with limited to no success.

So... any idea what causes this? Known issue?

FWIW, I messed around with a trial of a different software and had no video preview lag without adjusting any quality.

You've told us all about your hardware. Now, tell us what type of media you're editing and what you are applying to it. Since Vegas is up to version 16 don't you think it would be good to include the Vegas version and build? Then on to C1 or post a sample of media on a cloud share and post the link here.

Yeah, sorry. I'm editing a 197GB .mp4 file which is 6 hours of 1920x1080 60fps recording from a video game.

Do you have two sets of this memory on your four channel motherboard?

If you click on my picture you'll see that I have a similar system and I manage to fumble my way through 100 Mbps UHD XAVC media.

I actually have 4 RAM sticks in for a total of 32GB of RAM

Interesting note... Just checked and it's only showing 16GB Ram on my Computer Properties

Unless you have Corsair Vengeance LPX 16GB (4 x 4GB) DDR4-2133 Memory, that's not a good thing.

Have you tried disabling the so4compound plugin? Is Vegas recognizing your GPU?

Ok, resolved the RAM issue. Two sticks weren't seated. Fixed and updated BIOS now all 32GB is showing BUT I'm still suffering playback lag in the Preview window regardless of quality setting.

I believe it was a combination of things for me, starting with my RAM. Then the So4 Compound and the Dynamic Preview. Thanks everyone for the help!
