Disappearing audio/waveforms (?) - Vegas Pro 13

Hello!
So for the past few months I've been having an extremely frustrating issue bothering me.
The problem is basically disappearing audio, as weird as that sounds. Sometimes an audio clip will take sound from another clip, other times there's no audio at all.

I can visually see this, when I scroll to zoom in on my audio wave forms, like seen below:

Zoomed out you see the original waveforms, but zoomed in it takes audio from another track and plays this in its place.

During playback, the audio does not play what its originally intended to, and the only real fix I've found is just restarting Vegas until I somehow can work in peace for 5 minutes before the same begins again.

These are completely normal .mp3 and .wav files that I work with. Normal 44,100hz audio.

Here are my PC specs, should it carry any significance;

Windows 10 Pro
Intel i7 4770k 3.5GHz
16GB ram
GeForce GTX 970

Sony Vegas Pro 13 - Build 453

Any other relevant information I'd be glad to provide!

I would love to know if anyone else has experienced something similar to this and if there's any solution to this nightmare.

Try first updating to the last Sony build 453 of Vegas Pro 13.

I'll update my post, as I just updated to the latest build, but to no avail.. The problem still persists..
