Vegas Pro 18 crash after crash

Why is it Vegas 18 & 19 both crash for no apparent reason when doing the simplest task? Just choosing a Sapphire plug-in has crashed my project. Sliding a video track crashes my project. And don't get me started on it's handling of .mp4 or .mov files (that are native mac). When oh when can I just work and crank out professional videos without having to hit Control S every 2 seconds? I swear if I could get Premiere or Resolve to navigate like Vegas I would be gone after more than 20 years of supporting these love hate products.

64 GB Ram

Nvidia 3090

Win 10 64 20H2

Vegas Pro 21.0 is crashing constantly. It just started this behavior in the last couple of days.
