Check your buttons along the top of the preview screen especially the "Split Screen" one.

Which version and build of VMS are you using?

There's a later build 223 which should be available from your Magix account or here

As for the buttons

If you don't see the Toolbar that @EricLNZ refers to, right-click on the Preview window and check "Show Toolbar".

See also this FAQ, esp. point 1.

ok, so now I have updated to build 223 and I have chosen for all buttons to be visible. Thank you for the suggestions but no luck thus far

Robert-Burton wrote on 11/23/2021, 12:57 AM it appears that the issue has something to do with an area I selected with the cross hairs that appear on the preview screen when the cursor moves over it. I apparently at some point must have selected the entire screen, because when I just selected to draw a small box in one corner of the screen, that small area shows the image prior to the effect added while the rest of the screen reveals a preview of how the image will appear when it renders. I still seek more information about the uses of these cross hairs but for the most part my issue is resolved.

What cross hairs? What exactly are you doing? Applying a Video FX? If so which.

I was using the cookie cutter effect to create a mask in order to compensate for my inability to fine tune my greenscreen effect when I noticed crosshairs as the cursor moved across. The screen. I have hundreds of hours, possibly thousands of hour using Vegas. But how this happened originally and why it carried over through various projects I've worked on remains a mystery to me.
